The problem is the format, not the money

A landlord asks for two pay stubs and a W-2 because that is what their form says. You may be earning more than the person who hands over stubs, and still get told no, because your money does not arrive in the shape their checklist expects.

That is a solvable problem. It is mostly about what you can show, and about starting to keep it before you need it.

What actually gets accepted

Most landlords and lenders will take a combination of these, and the more of them you have, the easier it goes.

• Bank statements showing deposits, usually two or three months of them. This is the strongest one for most people.
• Tax returns, which is why filing matters even in a light year.
• Any 1099 forms you received from employers who paid you 600 dollars or more.
• A letter from a regular employer saying what they pay you and how often.
• Your own records of the work: dates, employers, hours, amounts.

This is why cash costs you

Cash spends the same and it disappears the same. A cash day that never touched an account is a day that cannot be shown to anybody.

You do not have to refuse cash. Deposit it, so there is a record, and keep your own note of the job. Six months of that turns into a bank statement that speaks for itself.

Start the record today, not the week you apply

One note per job: the date, who paid you, the hours, the amount, and the method. A note on your phone is enough and it takes ten seconds.

Keeping the whole hiring conversation in the app helps too, because the agreement and the amount are saved and dated for you rather than living in a text thread you will delete.

File your taxes, even a light year

A filed return is the single most useful document you can hand somebody, and it is the one thing you cannot recreate later.

What to say to a landlord

Be straight and be organized. "I do contract work, here are three months of bank statements and last year's return." Somebody who arrives with paperwork reads as reliable, whatever their job title is.

If the income is uneven, offer what covers their real worry: a larger deposit, a co-signer, or showing more months than they asked for.
